Property Manager Needed in London

PROPERTY MANAGER - MATERNITY COVER
We are a small Property Management company with a large number of buildings under our management. We are located in West Hampstead and are currently looking for an experienced Property Manager who can work in a fast paced office.
The ideal candidate will manage and support the team, landlord and tenants issues offering advice on all financial, rental and legal matters.
This is a fantastic role to develop and get professional experience with a friendly working environment.
Property Manager Role Involves:
- Daily liaison with tenants, landlords and contractors with questions, complaints and updates
- Appointments and monitoring of contractors and maintenance team
- Invoice authorisations
- Comply with legal obligations with council etc.
- Updating specified arrears of CFP
- Ensuring tenant/ contractor landlord compliance with statutory and contractual obligations
- Administration for all tenancies and renewals, tenancy agreements, referencing etc
- Maintain tenancy files
- Provide property management advice
- Tenant notices- section 21’s, evictions etc
- Organising gas safety certs, electrical certs and EPC’S, floorplans
- Website management
- Inventories and check in’s
- Liaise with David Philips
- Manage all property utility bills, council tax and HMO licences
- Meter reads for all properties
- Property insurances are all up to date
- Ensure property board is kept up to date.
- To ensure that all properties are advertised / marketed on all relevant websites including our own with appropriate pictures. Ensuring all the information is updated on a daily basis.
- To answer telephone and email enquiries regarding available properties.
- To take holding deposits on properties from prospective new tenants.
- To collect all relevant referencing paper working ensuring everything required has been received.
- Ensure all relevant paper work EG: the agreement is raised and ready for signature by the tenant on the move in day.
- Ensure all money due by the new tenant is paid either prior to move in or on the day of move in.
- All vacating dates are updated on to CFP as soon as vacating notice letters are received.
- Deal with any incoming queries.
- Welcome visitors to the office.
- Ensure the landlord is kept up to date with any significant reductions in rent that are given.
- Inform the property Administration Manager of any issues with properties that are noticed when completing viewings.
- Ensure all maintenance issues are placed on to the maintenance spread-sheet.
- Ensure ALL property keys are signed out / in allowing everyone to know where keys are at all times.
- Other duties maybe added to the role as required by the business needs
Competitive salary based on your experience
Monday - Friday 9 am – 5.30 pm
