Property Manager Needed in London

FS Properties London Limited are a medium sized Property Development and Management with a wide range of properties from Residential to Commercial. The role requires knowledge and experience of the local market and property management in general. A cool head and being able to react to situations is essential.
Job Purpose
The Property Manager will be required to deal with the day to day management of properties within the Residential Lettings portfolio, this includes a wide range of properties from one bedroom apartments to houses and block management. The requirement is for a proactive, versatile and self-assured individual who will be able to carry out tasks through to a successful conclusion following specific instructions. Where necessary, training will be provided. The successful candidate will be organised, efficient, able to work quickly and accurately under pressure whilst maintaining an excellent customer service at all times.
Hours of work
40 hours per week + flexibility to carry additional hours as job role requires.
Duties Involved
: Daily liaison with tenants, landlords and contractors; dealing with questions, complaints and updates.
: Appointment and monitoring of contractors
: Carrying out property inspections and writing reports of outcomes and letters to landlords and tenants.
: Updating of specified areas of the property management database.
: Ensuring tenant / contractor / landlord compliance with statutory and contractual obligations.
: Producing tenancy extensions.
: Providing property management advice within area of expertise to existing and potential clients.
: Writing letters and reports.
: Organising quotes for repair / maintenance on behalf of landlords and overseeing works.
: Organising property viewings.
: Arranging inventory check in and out reports.
: Establish appropriate rental rates by conducting market research, determining costs and considering profit goals.
: Investigate and resolve resident complaints and concerns in a timely and efficient manner.
:Enforce occupancy policies and procedures.
: Maintain timely communications with residents and tenants.
: Monitor and complete maintenance and repairs timeously and cost-effectively.
: Negotiate and manage contracts with outside vendors.
: Direct and control all personnel and resources to ensure properties are properly maintained and owner objectives met.
: Maintain in-depth knowledge of market conditions.
Knowledge, Skills and experience Required
: Good standard of general education (numeracy and literacy).
: Smart person with firm personality as eventually you will have to deal with tricky tenants
: Full driving licence and car owner.
: Good working knowledge of Microsoft Office package, including Word and Excel.
: Strong typing skills.
: Ability to prioritise workload and use own initiative.
: Good team member with a flexible approach to work.
: Excellent communication skills
: Graduate in related field considered.
: Ability to work under pressure and to deadlines.
: Working knowledge of contracts and agreements.
: Working knowledge of building and grounds maintenance.
: Understanding of Croydon Landlord Scheme.
