Peabody has an exciting opportunity for a Senior Commercial Asset Manager to join our team in Thamesmead. The successful applicant will join us on a full time, permanent basis and will receive a salary of £50,000- £60,000 per annum plus benefits.
The Senior Commercial Asset Manager role:
Peabody is currently looking to expand the Commercial Estates Management team and has an exciting opportunity for a Senior Commercial Asset Manager reporting to the Director of Commercial Estate Management to join our team. The position is based at Hailey Road, Thamesmead but meetings and training will take place in one of our London offices.
Key responsibilities of our Senior Commercial Asset Manager:
- Supervise the Asset Management of the Company’s investment portfolio to maximize rents and to minimise voids.
- Assist with new investment business and due diligence when required. Assess the assets with a view to adding value and identify opportunities.
- Assist with tendering and appointment of managing agents, lawyers and other professionals as required by the company.
- Manage the annual investment portfolio valuation process with the Company’s independent valuers.
- Manage Commercial Development opportunities, running appraisals, dealing with professional team.
- Provide professional advice across the Group with regards to Commercial Investment and lease structures.
- Work closely as part of the Commercial Estate Management Team dealing with Facilities management and Health and safety compliance.
Skills/experience required by the Senior Commercial Asset Manager:
- Excellent knowledge and understanding of the retail and Industrial markets.
- experience of Leisure markets would be an advantage.
- Extensive experience of commercial property management at a senior level.
- Ability to demonstrate skills in commercial negotiation.
- Demonstrate excellent written and verbal communications with internal and external parties.
- Excellent knowledge of Landlord and Tenant and estate management practice and law.
- experience of asset management, including purchase, disposal and inspections Good understanding and experience of rent and client accounting procedures Good understanding of property valuation and development appraisal.
- Proficient in the use of Microsoft Office packages and computerised appraisal/valuation systems.
- Full valid UK driver’s license
- Ability to work under pressure and meet multiple deadlines and targets.
- Self-motivated with the ability to participate effectively in a business orientated, flexible multi-disciplinary team.
- Ability to use own initiative
Qualifications required:
- Relevant degree or equivalent estate management qualification.
- Member of the Royal Institution of Chartered Surveyors, or equivalent.
