We are a SW London based (SW14) UK property development, investment and trading company with a portfolio of both predominantly residential properties.
We are looking for a flexible, confident, self-motivated, trustworthy, responsible individual with who will be to both Operations Manager and MD on the weekly basis and who can also use their own initiative and work independently. Exceptional customer service skills and the ability to be highly organized and multi task. Flexible hours and days. Varied role. Driving licence and / or car needed.
Salary commensurate with experience.
The candidate will be responsible for all day to day running of the portfolio. This person will be responsible for all aspects of property management inc. Admin part of residential lettings. Property experience and some knowledge of DIY is preferred.

Key Responsibilities
• Work closely with Our Teams to ensure all properties are ready for occupation.
• Ensure new lets are ready for new tenants
• Respond to Our Team, tenant and office enquiries quickly and efficiently
• Assist Landlords and Tenants to resolve any issues that may arise during a tenancy
• Offer Property Management advice to Our Team and practical assistance to tenants
• Field tenant repairs/maintenance requests, instruct our approved contractors
• Keep Our Team and Tenants updated at all times
• Deal with issues arising from Gas/Electrical reports/Fire
• Carry out regular Property Inspections and submit detailed pro-active reports to Landlords
• Co-ordinate and oversee refurbishments projects
• Populate works orders to record and track all works through to completion
• Oversee large works are completed to satisfactory standards and keep Our Team / tenants updated
• Sign off Contractor Invoices
• Discuss possible renewals
• Dealing with problem tenants and evictions
• Negotiate end of Tenancy Deposit Return and return funds as appropriate within the pre-prescribed time frames in
• Submit TDS Claims where required, however aiming to keep these to a minimum.
• Ensure tenants are receiving best service Whiles looking after the Companies interests
