We are a property management agency based in West London. We manage 100 properties which are based mainly around northwest west southwest and central London.
We are looking for a full time handyman to join our team and deal with the maintenance of all our properties.
The position we are offering is full time Monday to Friday 10am to 6pm (the time may vary depending on work and you may have to work on Saturday to accommodate tenants). Over all you will do 40 hours per week.
The job will be with an employment contract and the salary is £20,000 per annum with 28 days holidays plus bank holidays.
Initially you will need your own van (preferably large in size) but we may consider supplying a van in the future.
Summary
You will work closely with the property management team and will be responsible for carrying out property maintenance tasks, both planned and reactive, to facilitate the smooth running of the properties. You will need to be experienced at decorating, fixing, tiling, basic electrics, basic plumbing, carpentry, changing locks etc. Common sense and ability to use your own initiative is essential.
Adequate written and verbal communication skills are required and you will need the ability to multi-task and have strong time-management skills. You will also need to be self-motivated and able to work independently with minimal supervision and have a flexible approach and a willingness to take on new tasks.
Abilities and duties
Basic plastering
Good standard of painting and decorating including wallpapering.
Basic tiling in kitchens and bathrooms, grouting, silicone repairs.
Basic carpentry- installing of locks, fitting of furniture, installing kitchen units and repair, repairs to windows, doors and generally around a property, laying flooring such as laminate. Hanging up blinds, curtains, shelves etc.
Basic electrical – changing transformers, extractor fans, dimmers, installing electrical showers etc.
Basic plumbing- installing a washing machine, toilet repairs, basic drainage repairs, bleeding radiators and basic boiler repair capability, replacing mixer taps valves. Dealing with leaks.
Gardening- Basic landscaping mowing lawns etc.
Cleaning- regular communal area cleaning and maintenance work both internal and external including clearing drainage and Rainwater pipes. Clean properties when needed.
Reporting back on work carried out/completed by contractors.
Moving furniture to and from storage. Waiting on deliveries, collecting keys when needed and general work that might arise from time to time including checking in/checking out, being available for eviction proceedings. Property inspection reports Provide tenants with advice and guidance on maintaining their apartment homes.
Test performance of in-unit appliances, such as refrigerators, microwaves, stoves, ovens and coffee makers.
Skills and experience:
Previous property maintenance experience is essential.
Gas engineering experience is desirable.
Specialty in plumbing is desirable.
You have basic electrics, carpentry, joinery, painting and decorating skills.
Client facing experience, impeccable manners and a positive attitude.
Basic IT skills.
Fluent in spoken and written English.
A driving license is essential, please notify us of any points.
Key responsibilities of the role:
Carrying out all sorts of repairs that may be encountered in a residential property.
Keeping a log of all repairs and issues that need to be addressed, costing and timings.
Keeping an adequate level of stock of items, repair materials, supplies and ordering new items as needed.
Identifying potential issues before they occur and taking steps to prevent them.
Completing and keeping up to date Health and Safety records for all our properties and our office.
Taking ownership and assuming personal accountability to resolve issues.
Identify and report the need for major repairs.
First point of call for all repairs with the ability to identify issues.
Managing your daily workload, estimating time on the job and the costs of repairs.
To provide an emergency call-out maintenance service as and when required.
Requirements
You must have your own vehicle and tools, we cover all parking and materials cost.
Polite, punctual and friendly.
Exceptional eye for detail.
Clean and tidy.
Well-organized and apt in problem-solving.
Speak fluent English.
Past re Proven minimum 2 years experience in a UK based maintenance / handyman role.
Full, clean UK Drivers Licence. Your own tools.
References.
