Peabody has an exciting opportunity for a Caretaking Team Manager to join our team in London. The successful applicant will join us on a full time, permanent basis and will receive a salary of £31,704 per annum.

As the Caretaking Team Manager, you will be responsible for the volume and standard of work across all sites, acting as the principal client officer relating to cleaning, communal repairs, grounds maintenance and all other estate services. Ensure excellent client and customer relations.
In your new role as Caretaking Team Manager you will:
- Manage staff to ensure tasks are carried out on a daily basis in a safe and efficient manner that meets health and safety requirements.
- Report repairs and environmental issues to relevant department.
- Plan for and take remedial action to ensure scheduled work is completed to a good standard.
- Carry out and lead on regular estate inspections and programmed walkabouts with residents and their representatives completing appropriate monitoring documentation.
- Carry out monthly team meetings, 121’s and annual reviews managing any concerns with performance, monitoring/awareness of temporary staff contracts, conduct and sickness.
- Work closely and responsively with tenant/leasehold associations and representatives, attend evening meetings with the continuous aim to service enhancement and sharing of information.
- Budget monitoring (to contribute to the monthly management of the budgets for the area).
- Work with all IT applications to deliver the service (QL, George, Yourself, Proactis, Microsoft etc.)
- Required to be on after hours / weekend call out duty.
Essential knowledge and experience required by the Caretaking Team Manager:
- Well developed leadership skills
- Problem solving and decision making
- Commitment to customer service
- Team working and developing staff
- Working knowledge of health and safety regulations.
- Excellent communication skills
- Resilience and managing change
- Planning human resources
- Good IT skills
- Holds a full UK driving licence
- Working knowledge of Driving Hours regulations and associated regulations.
- Managing a fleet and ensuring vehicles comply with regulation, insurance and other legal / organisation compliance.
Desirable knowledge and experience required by the Caretaking Team Manager:
- Knowledge and principles of client management of contracts (and what is and is not acceptable) in areas such as grounds maintenance, reactive maintenance, major works.
- Ability to provide advice on new developments or major works projects which impact.
