Architect and or Project Manager

Architecture Role:
Ordering and resourcing materials with suppliers - specifying the nature and quality of materials required.
Site surveying and assessment for projects.
Discussing the objectives, requirements and budget of a project.
Consulting with other professionals about the design of an environment.
Preparing and presenting feasibility reports and design proposals to the client.
Advising the client on the practicality of their project.
Using IT in design and project management, specifically using computer-aided design software.
Keeping within financial budgets and deadlines;
Producing detailed workings, drawings and specifications including drawing up plans and dealing with planning applications and building control and engineers.
Preparing tender applications and presentations - QS work.
Negotiating with contractors and other professionals.
Project managing and helping to coordinate the work of contractors.
Regular site visits to check on progress, ensuring that the project is being built correctly to design.
Resolving problems and issues that arise during construction including modifying drawings to manage on site solutions.
Ensuring that the environmental (Eco) impact of the project is managed.
Helping prepare tender and contract documents
Project Management Role:
Order materials - online and shops near sites - tools and materials need to be charged accordingly.
Book in specialist contractors.
Check site progress.
Advise on building techniques.
Solve on site problems and check materials used and build quality.
Create valuations and keep track of progression of jobs via excel worksheets.
Deliver materials when needed via van or taxi – to aid progress.
Job planning and labour distribution.
Materials for the jobs for the guys - online and shops near sites - tools and materials need to be highlighted.
Support for the guys - plans and advice and help organise their work.
Door key monitoring - maybe need to change system with a notepad to sign in and out maybe in back of diary.
Health and Safety - take care of all site tidiness and finishing off of jobs.
Monitoring staff to check for time keeping and work capacity - may need to change team occasionally.
Liaise with QS giving feedback of materials and labour prices.
File materials receipts ready for Office Manager/Admin to input.
Representing clients and Another Great's interests.
Monitoring and creating/modifying timelines.
Negotiating costs with subcontractors/suppliers for projects/works keeping within budget.
Weekly (or when urgent daily) reports to manager on progress.
Read plans and interpret to subcontractors and clients.
Understand building regulations and apply – liaison with building control and bring in to check through various critical stages of projects.
Carry out site surveys and reports.
Working continuously on a task until completion (or referral to third parties, if appropriate);
Prioritising and managing many live projects at one time.
Liaise with engineers and provide method statements for structural works.
Manage Health and Safety
£23k to £45k depending on experience
40 hours per week. Full time Contract.
